Four specifics from that guide are worth carrying into your walkthrough:
- Full versus partial is a defined distinction. A full treatment "requires the establishment of complete vertical and horizontal chemical barriers or approved physical barriers between wood in the structure and the termite colonies in the soil." A partial treatment "only protects the areas treated." Physical barriers and devices installed at slab penetrations are themselves considered partial treatments, and baits must be disclosed as bait treatments.
- A partial treatment requires a signed paper trail. When construction has advanced too far to treat everything, the rule permits a partial treatment only if the owner or person in charge of construction and the pest control company's certified applicator "sign a statement attesting to the conditions," attached to the contract "with an amended graph showing the exact areas treated." If you were sold a partial treatment, that graph should exist. Ask for it.
- There is a deadline, and it is specific. For a full treatment, TDA rule 7.173(c) requires "the posting of a treatment sticker and the final treatment to be performed within 30 days of notification of completion of landscaping or one year from the date of completion of construction, whichever comes first." If your home was completed months ago and landscaping went in last week, that clock is running.
- There should be a signed acknowledgment. The guide ends in a form (SPCS/D-4) with checkboxes for the treatment type — Full, Partial, Wood, Bait, Barrier — and a line where the customer or contractor signs that they received a copy. That single page tells you what you actually bought.
One more thing that surprises people: the requirement that the company notify TDA four to twenty-four hours before applying termiticide applies to commercial pre-construction work and, per the guide, "is not required for single-family dwellings." Do not read the absence of a state notification as the absence of a treatment — check the contract and the sticker instead.
