Termite Inspection in Austin, TX: A Two-Foundation City

Austin is a two-foundation city: pier-and-beam in the historic core, slab in the suburbs. Same termites — different inspection. Here's what each one needs.
Short answer: in Austin, the right termite inspection depends on what your house is sitting on. A 1920s bungalow in Hyde Park and a 2015 slab house in Southwest Austin can have the exact same species of termite chewing on them — but the bugs get in differently, they leave different evidence, and the inspection that finds them is not the same inspection. If you're buying, selling, or just haven't looked in a few years, the single most useful question you can ask an inspector is: "What kind of foundation is this, and how does that change what you're checking?"
If they don't have a crisp answer, keep calling.
What is a termite inspection in Texas, exactly?
There are two different things people mean by "termite inspection," and it's worth separating them.
A real-estate WDI report. WDI stands for Wood Destroying Insect. When a home changes hands in Texas — especially with a VA or FHA loan — the lender or the contract usually calls for an official report on whether wood-destroying insects are present. Texas doesn't let just anyone write one. Under the Texas Department of Agriculture's rules, the inspection has to be performed by someone licensed in the Termite and Wood Destroying Insect Control category, and it has to be documented on the department-prescribed form — the Texas Official Wood Destroying Insect Report. The report is a snapshot, not a warranty: it records what was visible on that day, what was inaccessible, and what "conducive conditions" exist. It's typically treated as valid for about 30 days, and some lenders are stricter.
A homeowner's inspection. No transaction, no form — you just want to know. This is the one most Austin homeowners skip for a decade and then regret.
The state rules matter for a practical reason: 4 Tex. Admin. Code §7.175 requires the inspector to document not just active termites but the conditions inviting them — moisture, debris, and wood in contact with soil. Hold that last one. It's where Austin gets interesting.
Why does Austin need two different termite inspections?
Because Austin was built twice.
Most Texas suburbs have one foundation story. Frisco, Round Rock, Pflugerville, Leander — those cities are essentially post-1980 slab-on-grade, poured concrete, wall to wall. Austin isn't. Austin has a genuine pre-war core, and the City documents it precisely.
The City of Austin currently recognizes eight locally designated historic districts: Aldridge Place, Castle Hill, Harthan Street, Hyde Park, Mary Street, Robertson/Stuart & Mair, Rogers Washington Holy Cross, and Smoot/Terrace Park. Tally the City's own district descriptions and they hold roughly 1,250 surveyed properties, about 946 of which are "contributing" — meaning they still retain the historic character they were designated for. Their periods of significance run from 1840 to 1970. The earliest building in the Robertson/Stuart & Mair district is the French Legation, built in 1840. Hyde Park alone is 186 acres and 640 properties, and its biggest building boom ran 1924–1935 — which is why the neighborhood is full of bungalows.
Here's the part that matters to a termite: houses from that era were mostly not built on slabs. They were built on piers, with a raised wood floor and a crawlspace underneath. And those eight districts are only the formally designated ones — they're the documented core of a much larger belt of older housing across central Austin that shares the same construction DNA.
So Austin has two housing worlds living in one service area:
- The raised-wood core — central Austin, roughly pre-1960, pier-and-beam with a crawlspace.
- The slab ring — the suburbs and most post-1980 infill, concrete poured directly on grade.
Same city. Same termites. Completely different inspection.
What does an inspector check under a pier-and-beam house?
Under a raised house, the structure is right there above open soil — and that's both the problem and the opportunity.
Native subterranean termites live in the soil and have to keep contact with it. To reach wood above ground, they build shelter tubes. Texas A&M AgriLife's Urban and Structural Entomology program is specific about where those show up: mud shelter tubes on crawlspace piers, utility penetrations, foundation walls and slabs are the sign of an infestation — and AgriLife warns the tubes "can blend in well with the soil or concrete, making them difficult to see."
Read that again: crawlspace piers is the first place on AgriLife's list. Under a pier-and-beam house, a competent inspector is on their back with a flashlight looking for:
- Mud tubes climbing the piers — pencil-width dirt highways running from soil up to the wood.
- Wood-to-soil contact — the condition that tops every conducive-conditions list. Under an old Austin house it's often not a defect; it's a leftover: form boards never removed, a sagging joist that's settled to grade, stacked scrap from a 1970s repair.
- Standing moisture and poor drainage — a crawlspace that doesn't dry out is an invitation.
- Soft, hollow-sounding structural wood — sills, joists, and beams probed by hand.
- Debris on the crawlspace floor — cellulose left under the house is a food cache.
Now the honest part, and it cuts against the easy sales pitch: pier-and-beam is, in one real respect, the easier house to inspect properly. You can physically see the structural wood. On a slab, the same wood is buried behind concrete and drywall. The risk with a raised house isn't the design — it's an inspector who won't put on coveralls and go under. An inspection that stops at the perimeter of a Hyde Park bungalow has skipped the part where the answer lives.
What does an inspector check on a slab-on-grade house?
On a slab, subterranean termites can't be watched climbing a pier, because there is no pier. They come up through the foundation, and the evidence is almost entirely at the edges.
An inspector working a slab house in Austin is reading:
- Expansion joints and control joints — the seams in the concrete are the path of least resistance.
- Plumbing and utility penetrations — every pipe through the slab is a gap.
- The slab edge and weep holes — mud tubes on the exterior stem wall, often hidden behind mulch, soil piled too high, or landscaping.
- Foundation cracks — Austin's soils move. West of the Balcones Escarpment you're on Hill Country limestone with thin soils; east of it you're on Blackland clay that shrinks and cracks in drought. - Conducive conditions at the perimeter — AC condensate drips, dripping spigots, downspouts dumping at the foundation, firewood stacked against the house, mulch mounded over the slab edge.
That last cluster is where Austin's watering rules quietly matter. When the rest of the yard is dry and the only reliably damp soil is the strip against your foundation — because that's where the AC drips and the drip line runs — you've concentrated the moisture exactly where subterranean termites want it.

Which termites is an Austin inspector actually looking for?
Three, and they are not interchangeable.
Native subterranean termites (Reticulitermes) are the everyday Central Texas problem. They swarm in daylight in spring, typically after rain, when heat and moisture line up — AgriLife notes swarming starts in South Texas in January–February and works north, hitting Central and North Texas later in spring. A swarm indoors is not a maybe; it means a colony is established.
Formosan subterranean termites (Coptotermes formosanus) are the aggressive import, and this is the part most Austin homeowners don't know: Formosans are confirmed established in Travis County — one of roughly 30 counties in the eastern half of Texas where AgriLife has documented them. They matter because colony size is a different order of magnitude — a mature Formosan colony can exceed a million individuals, so they attack more wood, faster, than natives. They also swarm on a different schedule: at night, in late May and early June, drawn to lights. If you saw a cloud of swarmers around a porch light around Memorial Day, that's the one you saw.
Drywood termites break the rule the other two follow: they need no soil contact at all. AgriLife's drywood publication describes them living inside sound, dry wood and pulling moisture from the wood itself — which is exactly why they turn up in attics and older interior framing, and why the tell is frass: tiny sawdust-like fecal pellets under infested wood. In a city with as much old exposed framing as Austin has, drywood is worth a look up, not just a look down.
When should you get a termite inspection in Austin?
If you're buying or selling: when the contract or the lender says so, which in practice means now. Austin's market is moving in volume — the Austin Board of Realtors' Central Texas Housing Report put May 2026 at 2,953 closed sales across the Austin-Round Rock-San Marcos MSA, with 3,310 pending — pending up 14.3% year over year. A large share of those financed closings will need a WDI report, and since the report is generally good for about 30 days, timing it too early just means paying for it twice.
If you own: annually is the honest recommendation, and it isn't a sales line — it's what the evidence supports. Subterranean termites work from the inside out and from below. By the time damage is obvious from the living room, the colony has had a long run.
If you saw a swarm: immediately. Daylight swarm in spring points to natives. Night swarm around lights in late May or June points to Formosans. Either way, swarmers came from somewhere close.
If you just went through a dry stretch: worth a look. Drought opens cracks in clay and concentrates the only damp soil right against your foundation.
What a good Austin termite inspection looks like

- The inspection matches the foundation. Crawlspace houses get someone under them. Slab houses get the mulch moved and the perimeter read.
- Conducive conditions get reported, not buried. The moisture and wood-to-soil issues are usually the cheapest thing you'll ever fix and the thing that actually keeps termites out.
- Treatment follows Integrated Pest Management — targeted work, chosen for the structure and the species, designed to be safe for people, pets, and plants.
And the honest caveat: no inspection or treatment is a permanent guarantee. Termites are a pressure, not an event — Central Texas soil has them, and the job is keeping them out of your structure year after year, not declaring victory once. Anyone promising permanent elimination is selling you something the biology doesn't support.

FAQs
Do I need a termite inspection to buy a house in Austin? Often, yes — it depends on your loan and your contract. VA loans typically require a wood-destroying insect report, and many conventional contracts call for one. In Texas the report must be written by a TDA-licensed Termite/WDI inspector on the department-prescribed Texas Official Wood Destroying Insect Report form, and it's usually treated as valid for about 30 days, so time it close to closing.
How often should I have my Austin home inspected for termites? Once a year. Texas is termite country, subterranean species work out of sight, and an annual look is the difference between finding a shelter tube and finding a soft joist.
Are termites worse in old Austin houses or new ones? Neither, really — and be skeptical of anyone who tells you otherwise. Central Texas has termite pressure across the board. What changes with the age of the house is how they get in and where the evidence shows up: raised older homes show mud tubes on piers and are more prone to drywood termites in exposed framing, while newer slab homes hide entry at expansion joints and the slab edge. The house that gets in trouble is the one nobody inspected properly.
Does my pier-and-beam house need a special termite inspection? It needs an inspector who actually goes under it. AgriLife lists crawlspace piers first among the places subterranean shelter tubes appear, and under a raised house the structural wood and the soil are close together by design. That's not a flaw — it means the evidence is visible if someone looks. An inspection that never enters the crawlspace hasn't inspected the house.
I saw winged termites around my porch light in June. What were they? Possibly Formosan subterranean termites, which are confirmed established in Travis County. Unlike native subterraneans — which swarm in daylight in spring — Formosans swarm at night in late May and early June and are strongly attracted to lights. Save a few in a bag or a photo if you can; correct ID changes the treatment.
What are the little sawdust piles in my attic? Possibly drywood termite frass — fecal pellets pushed out of the wood they're living in. Drywood termites don't need soil contact, which is why attics and older interior framing are their territory. It can also be carpenter ants or actual sawdust, so get it identified rather than guessed.
